What is included:
Property scoring across comprehensive categories. PropertyScore provides a credit score scale, rating a property across six categories: systems health, repair ratio, property details, financials, market information, and property history and returns a composite overall grade for that property.
- Systems health compares the ages of systems such as HVAC, plumbing fixtures, roof, and electrical to their predicted lifespans to determine what may need to be repaired soon.
- Repair ratio compares the estimated cost of repairs and replacements in the next two years, based on systems health, to the value of the property. Property details scoring reflects amenities, size, and layout of the property.
- Financial scoring considers the risks of tax and insurance rate increases.
- Market information compares the current market value of a property to its listing price as well as ownership turnover history.
- The property history section looks at permitting and damage history for the property. Each category carries its own score, rating, and description.

Understand property safety at a glance. SafePlaceScore grades based on flood, fire, environmental hazards, pollution, and neighborhood risk.

- Environmental hazards scoring is based on risk or susceptibility to major hazards such as hurricane or earthquake.

Roof condition and exposure. RoofScore is a lightweight alternative to a full roof report for situations where imagery-based analysis is not required for every property. It evaluates condition and weather exposure risk from property age, material type, permit history, and regional damage patterns, returning independent grades for each. Useful for pre-inspection prioritization and portfolio screening.
Estimated ages and repair risk grades for major home systems. System Ages cross-references property data, aerial imagery, and permit history against regional lifespan benchmarks by system type. Coverage includes HVAC, electrical, water heater, pipes, plumbing, driveway, sewer line, foundation, roof, and termite risk. Each system returns an age estimate, expected lifespan range, repair risk grade, data source, and update history, giving underwriters, property managers, and investors a capital planning view that goes beyond the roof.
